What plans do you offer?
Rotation: every service is billed per job. You pay for what you use. Sérénité: a plan proportional to your property's activity, covering our presence throughout the season. Either way, guest payments come straight to you, into your account. We never hold your money — we invoice for our services.
How exactly do you get paid?
Two ways. With Rotation, each service is billed per turnover or as a flat fee. With Sérénité, it's 25% incl. VAT of the total nightly income received into your account, once platform fees and cleaning fees have been deducted.
Who pays the cleaning fee — me or the guest?
The guest. End-of-stay cleaning is their responsibility, as with nearly all seasonal rentals: it appears as a separate "cleaning fee" on your listing, distinct from the nightly rate. So this service costs you nothing, and we charge it at cost, with no hidden margin. Only cleans outside of a guest stay — before your own arrival, reinstatement after works, or an end-of-season deep clean — are billed directly to you.
What kinds of properties do you take on?
Characterful chalets and apartments, whether a main residence or a second home, in Morzine and Avoriaz. We keep the number of properties we manage limited, so we can be genuinely present on each one. The best way to find out if yours is a good fit is to talk to us about it.
Who pays the tourist tax?
The guest. It's usually collected and passed on directly by the platforms (Airbnb, Booking, Abritel). We check with you that everything is set up correctly.

Who exactly checks my guests in?
Someone from the AZORA team, in person whenever possible: a hand-to-hand key handover, a tour of the property, heating and equipment instructions. If a late arrival makes that impossible, we make sure check-in goes smoothly, then come back the next day or in the following days to make sure everything's fine.
Do you do a property inspection at every stay?
Yes, every time, written and signed, at every turnover. It's our shared safeguard: it protects your property, records its real condition, and serves as a reference if there's ever a dispute with a guest. For you, it means no damage goes unnoticed.
Do I keep control of my property?
With Rotation: your listing, pricing, and bookings stay entirely in your hands. With Sérénité: you delegate the day-to-day operations to us. Either way, you can block off your own dates whenever you like — we adapt to your schedule, not the other way round.
What happens if something breaks on a Sunday evening?
We live here, and we know the plumber who picks up the phone. For a minor fix, we handle it directly. For anything bigger, we call on our local tradespeople and organise the repair, and the cost is passed on to you: below a threshold we agree together, we act without bothering you; above it, we call you before committing to anything.
I live abroad — is that a problem?
Quite the opposite — that's exactly why we exist. Many owners here live in the UK, the Netherlands, or elsewhere, and only visit for a few weeks a year. Our job is to be here in your place the rest of the time — time difference, distance, language, none of that is a barrier. We're happy to talk in French or English, and you stay in control of your property wherever you are.

Where do you operate?
In Morzine and Avoriaz, and their immediate surroundings. This is where we live and work — we want to be able to reach your property within minutes if needed. That closeness is what separates a real presence from a promise.
Are you insured?
Yes. AZORA is covered by professional liability insurance on every job — including holding your keys and accessing your property. A certificate is available on request. This is our own cover; it doesn't replace the insurance on your property, which stays with you.
