THE REALITY ON THE GROUND
Owning a property in Avoriaz takes logistics. But first and foremost, it's an opportunity.
Avoriaz is a fully pedestrian resort, with no cars. You park at the resort entrance or down at Les Prodains — from there, everything is on foot, by public lift, or by snow groomer.
Sheets, supplies, consumables, rubbish : every turnover means organised transport, and on Saturdays the whole resort turns over at once. None of this can be improvised from a distance.
Handing your keys to AZORA means having someone who knows exactly how to access your building, and what that involves.
THE GEOGRAPHY OF AVORIAZ
Avoriaz, district by district.
La Falaise
The district closest to the resort entrance and the car parks. Logistics here are the simplest. A real advantage for guests arriving with a car full of luggage.
Les Crozats
Up on the heights, with direct ski-in access to the slopes. The centre is still under five minutes away thanks to the public lifts and escalators. Excellent for ski-in/ski-out, a little more demanding for carrying luggage.
Les Hauts-Forts
Just steps from the top of the Prodains cable car, Les Hauts-Forts offers direct slope access. Away from the bustle of the centre, it's ideal for guests who want to ski first thing and enjoy the mountain calm for the rest of the day.
Les Dromonts
The historic heart of Avoriaz — the landmark hotel, characterful chalets, restaurants, even the resort's bowling alley. Under 5 minutes from the centre and right by the cable car, with direct access to the Arare and Chavanette areas.
Le Festival
Also known as the resort centre, with the Village des Enfants kids' club and the Aquariaz water park right nearby. Ideal for guests who want to be at the heart of the action, with easy slope access.
THE TWO WAYS IN
From above : the Avoriaz road (D338) via the Col de la Joux Verte, leading to the resort's welcome area, its unloading bay, and covered car parks.
From below : the Prodains Express cable car, which climbs from the Morzine valley to the resort in 5 minutes.
Depending on where your property is, one route is always more convenient than the other. We let your guests know which one before they arrive.
THE RHYTHM OF THE SEASONS
Here, altitude is value.
At 1,800m, Avoriaz has what the valley doesn't : a long season and reliable snow cover. That's what gives your property its value, and what earns it a loyal, discerning clientele.

Winter
The peak period, from mid-December to the end of April — the resort doesn't get a break. An apartment needs to stay fully booked and keep its guests coming back.
Summer
Visitor numbers keep breaking records, as Avoriaz reinvents itself each year with a fresh range of activities. A new market is taking shape.
The shoulder season
This is when we give the apartment a deep clean top to bottom, and act on guest feedback — swapping a light fixture, bedding, or kitchenware — or even take on renovation work if the owner wants.

On Saturdays, everyone arrives at once. How do you manage that?
By planning ahead. Cleaning slots are scheduled in advance, transport is booked at the right time, and we're physically there.
How do you access my property if there are no cars?
Same as everyone here: on foot, through the public lifts, and by snow groomer when there's something to transport. The difference is we've built our turnover schedule around that constraint instead of just putting up with it.
How do you transport the linen?
Sheets and towels travel up with us — by snow groomer when the volume calls for it, or by luggage sled or on foot through the public lifts the rest of the time. This step can carry extra costs on top of the rates we apply in Morzine.
Do you cover every district in Avoriaz?
We focus on Les Hauts-Forts, La Falaise, and Les Dromonts, close to the Prodains gondola — a real logistical advantage that lets us respond quickly and well. That said, we're open to more — tell us about your property and we'll look at what we can do together.
With a late arrival, how do you manage an in-person key handover?
Of course — we can set up self check-in for late arrivals, since after a long journey, guests mainly want to put their bags down. But it matters to us to meet them the next day, to answer their questions and point them in the right direction based on what they're after.
